The new name reflected the sale in March of 2017 by Colony NorthStar, Inc. and affiliates of Colony Capital, LLC of their entire remaining ownership stake in the Company.   • A Real Estate Investment Trust (REIT) is a company that owns and often also operates income-producing real estate. REITs often specialize in a specific property type (i.e. shopping centers, offices, warehouses, apartments, and more recently single-family homes). REITs may be private or publicly traded on a stock exchange. To qualify as a REIT, a company must distribute at least 90 percent of its taxable income to its shareholders each year. A company that qualifies as a REIT is permitted to deduct dividends paid to its shareholders from its corporate taxable income. As a result, most REITs distribute at least 100 percent of their taxable income to their shareholders and therefore owe no federal corporate tax. Most states honor this federal treatment and thus do not require REITs to pay state income tax. Shareholders pay taxes on dividends received and on any capital gains.
